Either a package with an estimate or a fixed monthly rent. The contract is under the Caspian Hospitality Group brand.

We take the photos, create the listings, set the prices, prepare self check-in with a lockbox and add the apartment to the cleaning schedule.

Management prices

Caspian's share is taken only from what booking sites actually pay. If bookings bring nothing in a month, you pay Caspian nothing.

How we look after your apartment

Handover

We record the meter readings and photograph every room and appliance. These photos become part of the contract.

After every stay

Our cleaning team checks the apartment and sends photos.

Repairs

Small fixes within your package limit are done by us. Above the limit we ask you first. Emergencies such as a water leak are fixed at once, with photos sent afterwards.

Guest damage

Claimed from the guest, their deposit or the booking platform, and you are informed at every step. If a claim is refused, we agree the next step with you in writing.

Access

Self check-in with a key lockbox. The code changes after every guest.

Reports

On the 1st you receive a statement with every booking, payout and cost. The payment arrives by the 15th.

Questions owners ask

Is my income guaranteed?

With management, no: income depends on bookings. Summer is strong and winter is quieter, so we always show both. If you want the same amount every month, choose fixed rent.

What if there are no bookings in a month?

Caspian's share comes only from what booking sites pay. In Full Service and Worry-free the share is at least 150 AZN, but never more than that month's booking income. With no bookings, you pay Caspian nothing.

Can I still use my apartment?

Yes, with management. Block your dates with 14 days' notice. With fixed rent, the apartment is ours to run during the rental.

How and when do I get paid?

On the 1st you get a statement for the previous month. The payout arrives by the 15th by bank transfer. If a booking site pays late, that booking moves to the next payout.

How long is the contract?

12 months, renewing automatically. Either side can end it with 60 days' notice. Bookings already made for those 60 days stay valid.

Which apartments do you accept?

Furnished apartments in central Baku: Nasimi, Sabail, Yasamal, Narimanov and Khatai. Other areas: send the form and we will check.

What about taxes?

Each side pays its own taxes. The owner pays tax on their rental income.

Who is behind Caspian?

Caspian Hospitality Group runs short-stay apartments in central Baku with its own team for guest messages, cleaning and maintenance, and lists them on Airbnb, Booking.com, Vrbo, Trip.com, Google Vacation Rentals and staycaspian.com.

Privacy: how we use your details

Caspian Hospitality Group receives your request on its own server and shares it only with the team members who contact owners, through our internal Telegram notifications. We use your details only to answer this request and prepare an offer. We keep them for up to 12 months if no contract is signed, and delete them sooner if you ask.
